Why Do I Need
An Asbestos Survey?
The Control of Asbestos at Work Regulations 2002 (CAWR) require owners, occupiers, landlords, managing agents and others
responsible for maintaining non-domestic properties (or common areas of domestic rented properties) to take action to prevent
employees, contractors or the public from exposure to asbestos. 'Duty holders' must determine the location and condition of
identified or presumed asbestos-containing-materials; keep and regularly update a record of these materials; assess their
potential risk, and prepare a plan describing how these risks are to be managed.
Asbestos surveys can be undertaken on buildings from domestic homes through to office blocks / industrial complexes
based on MDHS 100.
There are 3 types of survey that we can carry out:
Type 1: Location assessment survey (Presumptive Survey). Non intrusive visual
survey.
Type 2: Sampling, identification & assessment survey (sampling survey)
Type 3: Fully intrusive survey pre-demolition / refurbishment. Full access & identification
survey
Analysis of asbestos samples
must be undertaken by a laboratory that is accredited by UKAS as complying with ISO 17025. (General requirements for the competence
of Testing and calibration laboratories BSI).
Removal of Asbestos Containing Materials (ACMs) already in place in good
condition is not required by the regulations but buildings should be surveyed, asbestos labelled and its position and condition
recorded to allow any asbestos to be ‘managed’ safely. The type of asbestos in the material,
the condition of the material, its fibre release potential and its location in the building are among the factors that determine
if it will be removed or repaired.
All our Surveys and sampling techniques for suspect Asbestos Containing Materials are carried out in accordance with
the requirements of the Health and Safety Executive guidance document ‘MDHS 100’.
We can offer a 48hr. turnround on our surveys. (subject to workload).
On completion of your survey, you will receive a full detailed report which will include pictures and site plans.
The report will list all areas suspected of containing asbestos and independent laboratory certificates of all samples obtained.
An initial risk assessment will be made, this will be based on the results and using a scoring system in line with the requirements
of MDHS100.
